It's rather hard to understand whether the patch of land you're looking at is a build-able lot or not, but did notice several abandoned houses that you can renovate and make a nice forest dwelling out of.

At the same time, there are so many abandoned / run-down properties, that I worry that if enough capital is invested, the rents and returns might actually go down.When I went down there last weekend, it felt a really nice place to be, like time forget this city.

Should I stick with this route by saving up another $80k-$100k to make a big purchase, try and risk selling for equity when I can; abandoning great cashflow in hopes of bigger/better, or maybe look at vacuuming up some smaller properties in the short term to put my savings to work in a more incremental fashion and sell them after some appreciation to get into another larger multifamily?
