I’m looking for some advice on how to handle the lack of an easement for a drain tile system from a neighboring farm illegally passing under the road on my property, compromising water drainage and jeopardizing my road.A few years ago I bought 10 acres here in MN about 30 miles SW of Minneapolis.

The only comment that I haven’t noticed yet, that normally surfaces on this topic, is the question “if you’re not comfortable buying now, when it’s relatively safe/easy, will you really be able to buy in the heart of a crisis?”

I suspect that most anyone that has been investing for awhile has run across properties that seemed okay on the surface only to discover hidden costs.

All new baths, kitchen, refinish original hardwoods, every surface had wallpaper on it, garage slab needed to be removed and repoured, carpet, inside paint, all new doors, windows...

Here's what I've found and it should apply to other counties;a) Most of the liens are on residential properties.b) The highest rates are paid (won) on vacant residential land.c) Many of the 16% (highest rate in AZ) winners are on land that is too small to build on or a drainage ditch or landlocked parcels.

My attorney argued back that Defendant should have had reasonable knowledge since I recorded both J’s myself, and Defendant waited 5 years to contest the J’s, but surfaces within 30 days of the creation of the estate.

I'd be more worried about what's gone wrong with the plumbing above this than the cosmetics of the wall and ceiling surfaces.

If you both are bring money, credit and minimal experience - then from the surface I am not sure the value of a partner.

. - if water is your issue, sometimes just adding some drainage and re-grading your yard can make a huge difference).  

I have been following this email thread and it would appear from the surface to be fraud.
