You cannot predict appreciation, but based on my experience over the last ten years, I can predict cash flow at a much higher accuracy rate.You're also right, cash flow can go down, but in Austin as well as the other markets I'm in that are experiencing tremendous job and population growth...hence demand for rentals...

But I believe if you compare it to "college" (which by the way you cannot learn in traditional college how to be a real estate investor) it is a tremendous savings.
