Restocking and furniture upkeep - $2500/year.

I remember that the rental offers topline furniture, cleaning service, and pots/pans, even glassware.I do not know what is the difference in rental pricing though.Update on ADU: just got an email from the city reviewer, saying that my email has been forwarded to the deputy fire marshall of San Mateo city for review.

I am creative and handy and I bought used furniture from Craigslist and rehabbed it and furnished it and it looks great!  

They could also chose 'The colony' or Frisco - Nebrasca Furniture Mart and Toyata moved there recently and have brought a  lot of attention and development to the area.

Typically, under the stress of nightly tenants, the furniture will have to be totally replaced in 2 years.

In other times (depending on what the repairs are)  furniture has to be moved, etc. and there are complaints about personal items being damaged.  

I will have more furniture from my fiancee. 

Tape measure is a hit for those who have trouble visualizing there furniture in a new space.

There will be some up-front costs like the furniture, so just make sure you're okay with that.
