Looking for a great insurance broker who is experienced in handling house-hack situations.We may short-term-rent our primary-residence unit within SF regulations (up to 90 days a year), which we will also want to account for with insurance (been looking through posts here about some insurance companies cancelling people's homeowner's policies when they hear about STR setups so want to make sure we're above board and with a supportive insurance company).  

The market here (like everywhere) now has retail customers paying size-ably inflated prices for properties.

Have not spoken to lenders/mortgage brokers yet. 

Do you have a good mortgage broker in your area? 

The only decent advice I can give you is try to talk to as many brokers and owners of similar properties in the area as you can.

Local regional banks and credit unions are the best place to look for HELOCs, not mortgage companies or brokers. 

Best advice from my late grandma, a real estate broker from Ft Myers for decades: "don't put all your eggs in one basket."

Our NOI is already high enough to be more the 1.3M, but the brokers I'm using who are approved by Fannie Mae/Freddie Mac say that the appraisal will come up shorter due to recent sales.
