I have a realtor friend who flips and invests and I talked with him about some options, and then started doing research on the almightly web.  

If the seller backs out of the deal... then the buyer you assigned the deal to, or you, if you deposited the EM, would/should get it back. 

Make sure you store it on the web with a short URL so you can easily include links to it in emails and on direct mail pieces. 

I have even thought about trying to create a huge website like VRBO or Homeaway, with a great web designer but have no idea if that would be a disaster, and I like to play it safe.

Networking social media tumblr Twitter,web design etc you can develop or offer these services to investors wholesalers agents in exchange for skills needed in real estate now This would give you a great start and maybe even develop a business that would allow you funds to invest in a few years time with your newly formed contacts
