This is y question.

Anyway, I've been battling with my "handyguy" to fill out these simple as heck forms I made, just so I know how much time (approx) he spends each day on each task, is it complete Y or N?

A lot of people will look at what their share or the mortgage will be after crediting the other units rent toward the mortgage and say "oh cool, ill only have to x amount of the mortgage bc my tenants will pay y".  

I am 30 y/o, so retirement is pretty far down from now and I work in healthcare where my job is unionized so I have job security there.
