I only do this on properties that have been sitting for a while and it’s actually been pretty wild the amount of “inside information” that I am getting from these agents that I would have never gotten from mine.

Also, I want to quickly call out that this is my 2,000th forum post It's been a wild ride and I've learned so much from this community.

This is to avoid the two parties have wildly different expectations of the actions each is responsible for, on what timeline certain events will happen, and when they are likely to be paid back.

I can only imagine that for someone in the original poster's position that such an investment (private equity with a 25 percent return) would be wildly inappropriate.
