It is next to a bunch of residential zoned houses with one barbershop across the street and a gas station 2 blocks down.

First house to turn on an up and coming street that now features 300-600k homes.

But I also own rentals that are in high demand due to location (U of U and top rated HS in Oregon is right across the street) ...I am careful in the battles I take on, but smoking inside is something I wont tolerate.

The property also has 5 off street parking spots.

Gotta remember, REI and leases are a two way street- people here like to find ways to stick it to their tenants as much as possibly (I don't know you or this situation, so I am not saying that is the case), but as landlords, it's our responsibiility to provide safe and reasonable accommodations to our tenants as well.
