Per what I read in the Landlord/Tenant Handbook for Georgia, the Tenants have 7 days to pay after receiving a NTQ, but quote: "the landlord is only required to accept a late payment once in a 12-month period."

It's better that the parcel maintain it's single-family zoning so that an SB9 strategy can be executed in the future.I agree that you can often find ADUs in nicer areas than true Multiplex, but these areas do not typically place a high value on the ADU.
