Hello BP,I'm located in Los Angeles looking for a contractor, structural engineer and an architect who specialize in properties on a hill.

Original plan was to be repaid in 2 months with maximum time of 6 months, but due to delays with architect and designs, project dragged out 8.5 months.

Hence, the numbers have considerable play to go up or down, based on unforeseen elements.As a first timer I am doing what I can to estimate the total project costs before fully committing to this deal, but am very much on the fence as to whether to move forward or walk and find something simpler.I have had an fha inspection, and visited the site with two separated contractors, but no standard home inspection, or architect as of yet.

Dealing with homeowners, superintendents, PM’s, presidents, architects, designers…and other tradesmen I have noticed a common thread.

Even though I am an architect and deal with contractors, permits, design every day in my 9-5, it was still a headache lolIt's a money pit and the pay off is months away for flips.   

It appears that the treehouse architect is well known from his Greenpeace work and also conducts tours with every person or group who stays there.  

I live in Northern New Jersey and work in New York City as a commercial real estate attorney at a prominent regional firm.

$45K for a renovation and rebuild plus architect and permit is not doable in our area.
