Statesville, Monroe, Gastonia and Kannapolis/Concord are fine sub markets for the product you seek and you will get a b-or c type product and client with no tremendous long term upside.  

One thing I am not sure of is if, a pending lawsuit would slow your ability to keep collecting rent from other units.

There are 154 on the market, so it could (and should) be right.My read on all of this is that the rise in prices doesn't show any sign of slowing, especially as inventory remains extremely low. 

Most never used cleaning products at all or ever felt the need to pick up their stuff or do dishes . 

In slow times, sure bring a bunch and let them do business and fight for the sale.

Last, and certainly not least, if you focus on qualitative factors (on top of ROI), there is an opportunity to create value and brand recognition by word of mouth (marketing, and your current tenants telling their friends that you provide a quality product/service).
