I find tenants are a lot easier to deal with if you have made efforts to build a relationship with them, rather than have the odd exchange of email and receipt of monthly checks.

I personally chose to sell the 20 unit I owned in Indiana with a partner and I did a 1031 exchange back to Illinois!
