Also, the food part about being self employed is that you can purchase a multiunit anywhere, doesn’t have to be within a decent commute from office. 

Once my tenants get that 3 day notice they know it's time to haul it to the post office for a money order and a rush 2 day shipping envelope.

They say the tenants are amazing because they don't want to lose the privilege and if you have a problem, you can just talk to their officer (I don't think that's the right word but can't think of it right now) or threaten to and they snap back in line.

A syndication is very unlikely to have no debt).On the other hand, syndications allow most investors to access and diversify into asset classes that they would not be able to own on their own because the entry point is too high (ie, offices, mobile home parks, self storage facilities, larger multifamily etc.).
