It needs to be listed on Costar with a competent Commercial broker....that is where most of the real players/brokers look.

In either case, make sure you have competent counsel advising you.

All the big players in Silicon Slopes have been saying that there is a shortage of skilled tech workers in Utah which is why they are heavily recruiting people from out of state.

Having followed this company and concept for a bit, I've noticed that they started out to disrupt the industry by having everyday people compete against storage facilities...a la AIr BNB vs. the hotel industry....but since then it seems that they have trended toward including self storage facilities on thier site and if that continues, they will end up being more like sparefoot.com and less like airbnb.

Keep in mind: you will be competing with people who have been doing this for years, have teams, have name recognition, have buyers and sellers lists, etc.
