In college rentals, I don't know that I would jump onto the LVT wagon...price wise you may not get the bang for your buck due to the high traffic, high wear nature. 

I certainly have some concerns, I'm not a naturally outgoing person, especially in groups, but am comfortable in small groups or one on one.

For the most part, I prefer the West side to the East side, because the crime tends to be less violent.Real estate is a long game and while you can try to flip tough homes for quick profits, I really recommend making a long-plan as well that allows for equity growth over time as it naturally compounds in to a nice nest egg over time.

There was never a warranty deed with vendor's lien or anything of that nature recorded. 

Dealing with the county or courts makes me want to jump off a bridge, and just knowing human nature, I dont feel like dealing with heirs to anything. 

She actually did you a huge favor by revealing her true nature this early in the lease (which is great news).This is what I call a cheap lesson.

Lastly, remember that Regular upkeep is the nature of the beast with rental properties. 

Or DIY, you can use "Natures miracle" spray which is sold at retail stores which is an enzyme based cleaner that works great on urine and will break down the ammonia (and strong associated urine smell) in urine that makes it pungent.

One thing you might want to think about, though, is that clustered fourplexes are almost by definition in rough areas, simply by the nature of what they are.
