We plan to start with a small project that needs estimated repairs of no more than $10k -$20k.

Trying to figure out the time cost to my main business to deal with a full BRRRR project from soup to nuts.  

That said, those projections are really just a guess.

This was after contacting around 12 contractors, couple of which replied back that given the SOW they are not up for the project/available.  

My partners and I have landed our first MASSIVE deal (250+ unit complex) and have started the money raising process..Let me give you a very very quick back story...To make sure you are as attractive as you can be to a prospective passive investor, you need to have a few thing..

We would hire a general contractor but would definitely be there over seeing the project.  

Hi Bigger Pockets - this is my first post. I've been an investor nearly 10 years now, but I'm ready to get in to real estate.  Is anyone looking for help? I would be open to shadowing someone or investing in projects....

The project has 500k in replacement reserves so we'll use some of that as well as operating cash flows. 

Tenants that are one flat tire away from missing rent will not result in quality cash flow, and yet ironically these type of tenants are the kind that tend to rent in the type of neighborhoods that show the highest pro forma cash flow projections on paper ... too bad those cash flows aren't what you will actually get during a downturn, and you spend much of your time chasing down rent as opposed to growing your portfolio ... too bad that the increases in rents and prices will not tend to keep up with inflation in many of these neighborhoods too ...

I would make double the profit on these but no equity and probably much less resale value and yearly massive renovation.
