@Eric Einstein The only things that matter given your situation is equity, length of time you lived in the property, and the numbers as a rental.

If you 1031 exchange into a really nice house that you might want to live in one day. 

Since the property has changed hands and probably to an end buyer who is living in the property, the only solution is for someone to pay off the loan.
