I have interviewed a lot of great, potential tenants that were disgusted by RUBS and the landlords figuring costs, all professionals who are rarely around to use utilities as much as the others. 

Interview the top three agents in your area. 

I would also interview tenants and see if any seem to be pains in the butt.

Then I’m supposed to continue building my team and interview property managers in those markets until I find one I like in each market and try to get on board with them.

Please give me some insight to what I should be looking for in a property management company when interviewing over the phone ( I am in California) and if you have any suggestions for PM companies in the area. 

Once you understand your ability to terminate, I recommend interviewing a couple recommended PM companies.

I realize a lot needs to go well for this to work - but I'm interviewing agents and lenders, engaging with a trusted GC, and practicing deal analysis and reno estimated to give myself the best chance.
