Linden...4-unit built as 4-units are rare, but not as rare as 3-units...passing the LIHTC in 1950 caused the most MF structures to be built in the history of Columbus in a single year...many of these are brick 4-units in areas like Whitehall or in the 43229 zip code around Morse Rd and 161...99% of the wholesalers in this town are farming trash properties with thin margins...the current trend that is more concerning is that wholesale deals are trading for more than comparable MLS listed deals...so, be prepared to weed through 150 "deals" to find 1 opportunity if you link with wholesalers in Columbus.

If it's appreciation, look larger trends, such as migration patterns to markets you are considering, company relocations, new developments, etc.Hope that helps!

You may find variance on this trend with local credit unions and banks NOT selling loans to the secondary mortgage market, but the norm would be for conventional to be fine for SFRs and duplexes, and FHA better for the others.I'm not sure about the homebuyer program, but I hope you can add that to the hack!
