This way, you'll have more money in the bank and won't be paying any interest on the loan itself since the tenant is responsible for keeping up with their payments.

DSCR is not necessarily a better option in this case, they still need a solid collateral even more so as the building has to qualify more than you do. 

Any addendum after you sign the assignment agreement will be your responsibility unless specifically stated in the assignment agreement.

I'd love to have a service that does all the heavy lifting stuff for me at a decent price and also one that I can be relatively assured is backed or supported by an attorney.

Wherever they come from, I don't care as long as they are responsible and pay the bills. 

Even if there is nothing in the lease about smoking, she is still responsible for the damages that her smoking caused.But, with that said, the "age" of the items she damaged also comes into play.
