Because if they could come down, a competitor would.

Bring the accusations to the tenants on behalf of the other tenants, not with your own judgment, "Hey ____, I'm hearing that there are some issues at the property—speeding down the road, potentially folks living here who are not on the lease..." and just let them respond.

Once leveraged, your tenants are paying down your loan to the tune $5K per year so add +1% to your returns.  

The most followed path is to save enough for down payment and reserves then get a loan. 

In my experience a lot of folks hesitation for getting into real estate as a wealth creating medium is the hefty amount of cash you need for a down payment.

However, if that were the case, builders who are already buying down rates aggressively would be selling more homes, but they aren’t.

You need to make sure there is room on the electrical panel to add larger appliances and also plumbing is easily accessible (to keep costs down). 

I prefer this more than development deals because those only make money at the exit which is many years down the road.
