When i am uncertain about a new property and the rents it will fetch, i put out a craigslist ad with the address and whatever pictures i can get my hands on and market it for the rents i want. you should know by the response in a couple of days if the rent is too high or low. 

I would want to send a camera through the sewer lines to make sure they're okay and that's about it.On the other hand he might be planning to put the cash rent in his own pocket, be hiding known expensive defects, hiding financial problems that the bank would find, there could be title issues. etc.I love this game!

Swiping a card results in a different psychological reaction than handing someone cash.

I know there are some things/fees associated with HAND, but am not sure of specifics.

We do have a management company also, but are hands on working with contractor, cleaning etc...  

I am a realtor in the triangle area and have done a handful of transactions in the Raleigh / SoutheastRaleigh / Garner area.

Plenty of people are getting their hands on BRRR-type properties around Hilltop, so that may be a good ticket.Personally, I'm starting to look out of state where cashflows are much better; there are strong local economics; and dollars will buy more properties.

I have spent a fair amount of time on the BP website reading everything I can get my hands on, including the Ultimate Beginners Guide, which I found to be a great place to start for a newbie.

Right now I pick up the rent check just to check on the house and ensure I get a check in hand on the 1st.
