Same when I look at the public records, it will come as a Single Family Residential in the Land Use description (it does show Duplex-Triplex in the Built Use/Style description).So how can I refresh my search that can include both units (#1 and #2) in the address so it doesn't exclude the ones describe as SFR?

Make sure you have the date that his tenancy started (i.e. the day he was added to the lease - any stay before then he was a guest).If your description is accurate, the only case your tenant has is for getting deposit late but you did not charge him for the full costs of the early move-out.
