I like it better, I don't have to deal with contractors, there are tenants but I screened them well and have a property mgt company handling all the headaches

Figure that out with your screening process and evictions become less meaningful. 

But sharing rooms will be a choice, if they choose to bring a friend to lower the cost then they can as long as the roommate can still pass the screening and tenant requirements.

I found that I get much better success with FB marketplace, although a lot more tire kickers and flakes as well.I would not compromise on tenant screening under any circumstances as it would be more expensive getting rid of a bad tenant.
