There are some new builds in the mid 200's that have some potential, but they come with a high HOA fee.

From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".

This, plus the usual BS fees from the town, would cost me about $3500.

We do not want to spend more money in attorney fees than what each property is valued at in getting the deeds as well as quiet title actions. 

I pay a 1,000 referral fee for any unlisted property that someone tells me about that I buy.

You will have lots of expenses with the formation of a new LLC, lawyer fees, costs to start up payroll for this company, workers comp, new insurances, immediate repairs, etc.

There are many factors that will tell you if you can or cannot do this. 

I doubt you will make enough to make it worth the management fees and stress when you can make and take a tidy profit and invest that into multiple investment properties and use the VA loan to buy your personal residence where you are going.

If you notice, you will discover that the price we are offering is far below standard price, this is enough reason for you to know that we are not after the rental fee but the absolute care for the property.
