If I ever buy in the L.A. market you can bet I would hire her again as my agent.

I think the coming generation will implement and figure out cost saving ways to keep buildings in good shape with an ever decreasing construction pool of workers.Many in construction are attempting to introduce construction jobs to more young people but they fail to realize the product is the issue and not the marketing.We have to implement technology.

Also, not one apartment complex I've seen in 10 years allows you to look through each unit, review leases, etc. until under contract...Have you ever bought an apartment complex???

The market seems to have cooled off a little during the summer but if you ever have distressed SFH's please let me know.

The only bad tenant we've ever had was inherited, and we were lucky to get her to move along within a couple months.

Since the market here is pretty hot and prices are the highest they have ever been we feel like our only option would be investing out of state.

I can't even find deals in my area that I can be all-in on for under 70-75% ARV so there's no way I'd ever find something at 65% at least in my market.
