I usually use Melissa Data to clean my list and obtain new information before purchasing direct mail. 

They have the means for a clean break and I would take a double deposit on a two-year lease in a second.

I have knocked on doors(a summer gig), sold cars(successfully |salesman of the month out of 40 twice in 12months| & consistently just wasn't around enough winners to want to keep at it), worked in construction (I am currently helping renovate a home in Yakima, Washington), coached high school football, cleaned carpets (straight commission) and recently started a business online and learned several programming languages (HTML - CSS - JavaScript - Ruby - and bit of Python and backend database SQL stuff) and can design a fully responsive website from scratch.

Once it's cleaned up, I should still be able to get $900 for it even though dated-looking.  

The positive side is that I get discounts on materials and some at a deep discount, but the negative side is that my yearly salary is on 25k..

I have bought timber ground in those areas and it took years to resell... just stick to your tried and true methods of buying deep discount.. check DOM for the area and don't over pay.

You could otherwise use that money to invest in additional properties which will contribute further to your returns and the tenants will pay for your debt service.Both are okay and you will make money, but if you goal is to grow your investment portfolio, hold long term, and realize property appreciation then debt service is probably needed unless you have deep pockets.

Between cleaning up my books and tax prep, and filing my CPA charged me $1,200 last year and it may be more this year.
