If your goal is to generate a monthly cash flow(looks like $3500 under an Air BnB model less your subject to PITI and he 85k in debt service, assuming you financed that also) - why not dump this deal which has 26 years of debt service left on the note and significant cash needed to do it, and go and rent a similar house which is fixed up in the same neighborhood - and then Air BnB it? 

As far as your Air BnB BRRRR, worst case if Air BnB were to ever be illegal in your area, does the properties numbers still work as a long term rental?

We need the people who want to buy the jet ski, the car , a new phone every year, an air fryer etc.

But when playing the long game, considering Air BnB algorithms and the opportunity to raise rates, I would absolutely want to see higher occupancy.

I use Apartments.com as they recently acquired Cozy and I've been pretty happy with it so far. 

Ok so maybe it will be safe to live in it and rent out the other room air bnb for a while to see how it goes.

They only lift the bag high into the air when they drop it into their truck.It probably depends on how skilled the truck driver / crane operator is.

I heard some info commercial saying they were listing properties on websites for Air Bnb's and making money.
