"....lessor makes no warranties....condition of premises....including without limitation those relating to structure, systems, components of.....air quality....no obligation to construct, remodel, repair or improve.....except as set forth...."

Before we considered something like this seriously (there is a major time/money component here), we'd want to see FAR more interest in the idea....I wouldn't jump into researching anything until we see this take off . . .

Determine the usable life expectancy of major components and appliances.  

Just keep in mind your credit score is only one component of the decision.  

Another component to look at for a broker is how seasoned the buyer is.

Those few extra weeks are only going to be a minor component of your overall loss in the worst case, more often the situation resolves itself.What people forget is that eviction is a solution  designed to get rid of a tenant.

You didn't say how much of a loan you are talking about refi'ing into with your primary, but that is a key component.

With FHA 203k, every little things is going to be heavily scrutinized by underwriting (and the renovation component approximately doubles the amount of paperwork required) as these are high-risk loans.If it is NOT in financeable condition, you're stuck with hard money, 203k, FNMA HomeStyle reno, or cash, but not a vanilla mortgage.
