If I had a choice I would want to stay in Long Island, New York close to home but with house prices and the low inventory I do not see how that is possible.

@Ryan Jones your analysis looks fine, my question, however, did you confirm through the HOA bylaws and covenants that rentals are permitted in the complex?

The pre-approval came from one of the builder's choice lenders, but private lending is more in line with my REI goals this year. 

@Ryan Ribinskas I would sell the house now and avoid paying capital gains tax, since you have lived there 2 out of the past 5 years.
