I recommend you select a contractor based on their experience and/or understanding of the 203k, such as one with the designation as a Certified 203k Contractor.

You need to become an expert in your market and the business. 

I'm no lender or borrowing expert, but would think both parties sign for the whole loan, like a husband and wife do.
