With that in hand I found a private money lender through a friend of mine, and showed him the comps my Realtor (I wasn't licensed at the time), had pulled and he was already funding a similar project 4 blocks over from mine.

As more money comes in, the perceived risk goes down, so people are willing to accept lower returns driving prices up and taking rents along with them.Keep in mind that talking about a city is referring to it at its macro level, and to be successful you have to drill down to the micro level, either neighborhoods or sometimes even blocks.

has to do with fences over the prop lines etc.I think this is highly regional.. back when Guy and I were batting this around I was shocked since out here in Portland is rare to survey a lot and block subdivision parcel..

FWIW my time tested view of what makes for a successful new person:- tenanacity- is structured uses time blocking to get things done- networks and learns from others in their local env- invests heavily in their own education, value, depth of their network.- lives below ones means, saves for down payments, direct marketing etc...Nothing is truely free.

Many areas are block by block neighborhoods so you can’t assume something in the same zip code or sometimes on the same street a couple blocks down is a true comp.

This is a concern with several of the electronic payment services..... they don't allow you to block someone or block partial payments etc.I don't use pay pal for rent, but i'm interested to see if you find a solution, since its not unique to PP alone
