My family and I will be up there right around New Years so it should line up perfectly with January’s meet up.

Have you tried flushing the line to get the air out rather than bleeding?

I think that folks my age (milinials) will want to skip the small starter homes for their first purchase and go right to the 3 to 4 bed homes.  

I can't remember why I picked them over the competition, probably price combined with feature set.For me, they have a huge number of features and is critical for keeping everything in line.

Perhaps we will add that to the mix down the line.

Realtors keep advertising something along the lines of "Location Location Location WONT LAST INVESTORS DREAM", but this isn't selling.Some of them make me giggle a bit by offering a 10k discount off a 1 mil price as if that is going to do anything.

Common here in Santa Cruz County CA.One is for sale by owner $550,00, officially a 1 bed home but actually has a 2 bed apartment upstairs currently renting at $2300/mth and downstairs a1 bed apartment that could rent for about $1600 (currently empty).

Purchase price: $192,500 Cash invested: $500 Awesome 2 story home, 5 bed, 3.5 bath.

. $500 in rents (1 bed 1 bath) for 16 units, needs quite a bit of cosmetics.
