@Ken Li, Just at face value you'd be trading 6% rent/asset value (not true cap rate don't be deceived) up to a 10% rent/asset value.

And I absolutely know they can't physically move (they can barely get up to answer the door) so I even offered to come over today and help them sort through stuff and pack and they declined.

So that leaves me with finding an older home that needs a face lift but I could likely start with more equity and a lower payment, or moving into a newer home for more money.I would love to hear any advice from other members of the community that experience in these areas.Side question.
