@Brandon M. yes, plan A was to buy and hold for cashflow, but this deal is looking less and less promising as a cashflow deal as the due diligence progresses.

Inspections will include not just a physical inspection of the property, but also engineering assessments; environmental assessments; zoning and permit inspections; leases and service contracts and finances (3-5 years, preferable prepared by an accountant).   

I'm not sure what the name of the position is, but some contractors in my market hire people to assess job sites and give rough renovation estimates.
