Taxes should be in the underwriting but at the same time, the percentage charged by the local city/county/state should be baked into the nightly rate. 

Pretty sure it varies by state if not county.

Like, one of my colleagues mentioned on the post the insurance component has changed with the limited amount carriers providing coverage in the state. 

For the first four properties that I purchased, the loan officers sent me "initial disclosures" which clearly stated the interest rate expected closing, expected monthly payment etc. 

I have heard of landlords having success marketing to traveling nurses and to State Department staff returning from posts abroad (I believe they receive a generous stipend for housing as they transition back to the U.S.).

so my first out of state investment property is current $7000 over budgets and looks like I have about another $8500 plus materials to go. thoughts?

I’m gonna be moving soon and currently have a cleaner for my STR and I handle the rest which is fine while I’m around the area, but moving states away I’m not sure on how I’m gonna do this  and I will have 2 separate units.

@Theresa Harris if this is the case I would no longer invest in this state/area.

The growth in the state is 9.5% but the fastest growing counties in NC have growth of over 20% between the census years of 2010 and 2020.
