I really enjoyed writing the first blog post about Carl Icahn's purchase of the former Fontainebleau Las Vegas and hope that anyone with an interest in real estate or business will find it entertaining and educational.

I sold 24 homes in Las Vegas in 2020 and last week I received my tax records from my CPS.

What have you observed in the Vegas market?

In my area (Las Vegas) this would buy 3 homes, 50% financed, that generated around $1300-1400 in monthly rent (net would be roughly $500 per home per month). 4. 50k or 5% of the portfolio I would be more aggressive and take on some additional risk.

I would like to connect with NNN investors, lenders and property managers in Las Vegas and San Diego.

It’s May and time for another Las Vegas update.

We are fairly new to RE investing, we have a couple 2 bedroom apartments in the Vegas area. 

Also, in Las Vegas, the rent for C-class housing is loosely tied to the minimum wage.

@David NaccoI actually relocated from Las Vegas to Nashville and will be making the move to purchase rental properties in Chattanooga in 2021.

I've attended a few real estate seminars and training in Nashville, TN and Las Vegas, NV and what interested me the most was mortgage notes investments.
