It needs too much work (we are not sure yet how much the rehab will be, working on getting an estimate now. 1800 sq ft needs two baths, kitchen, floors, lots of walls, a few windows, heating system at least.)The bank is asking 99k, it just came on the market.

I recently had a plumber come to my house and his recommendation (due to the scope of work and expense of installing baseboard heat) was to just install more electric heaters in the living room area rather than incurring the costs of running piping from the basement for baseboard heat.

If you are going to be paying for gas heat, get a weatherization company in there and button up the home.With 25k down and another 25k cash in improvements you should aim for a place making you $2100/month gross.

I go inside and its as bad if not worse , 3 ft water in basement that was higher by the marks on the wall , mold , the smell of heating oil  , you get the picture .

Run the numbers on everything until you can guesstimate them pretty close without needing to use a computer to figure it out.There's a ton of super bargains in Vt right now and sellers will become desperate once the snow hits and the prospect of heating a vacant house is not very appealing.

I have a similar property for about the same price (Includes Two Parking Spots) but the HOA fee is $702 / Month (CAM, Exterior Building Maintenance, Heat, Lawn Care, Management, Master Insurance Policy, Reserve Funds, Sewer, Snow Removal, Trash Removal, Water) - Is this HOA fee too expensive even though it includes all those amenities?
