Insightly, buildout, podio and my favorite...excel :) They are all ok but find the one that is cheap and gets the job done.

Back then, they were advertised by a small sign in front of the home and they rented for dirt cheap.

Most are cheap sheet metal sides and back in rural type area or remote towns and have limited growth in dirt value long term and if dollar store ever leaves almost no tenant wants the building because of the poor construction.People buy them because investment grade tenant and it's about the only thing sub 2 million in price in the 6 plus cap rate range.

if you're looking for a contractor that's fast, cheap and does quaility work; you're looking for a unicorn. 

Land isn't cheap.

I wanted to buy a house and have some friends move into it for cheap and help pay the mortgage, but wasn't able to financially make it happen at the time. 

It's cheap and easy to get started but it ain't cheap and easy to stay.

They also have many forms available for download on their website for members (lease addendum, 5-Day Notice, and much more) as well as resources (such as an eviction guide which has a timeline based on the local courts and laws).Finally, my Apartment Association charges $13 for tenant criminal/credit background checks which is pretty cheap, IMO. 

The 172.50 for trashout also depends on the amount of trash, but would be completely reasonable (even cheap) based on the amount of trash I've had left behind. 

My thoughts are I will never be able to borrow money this cheap and will be able to reinvest the money to get greater return.
