You don't itemize the closing costs for us nor tell us how much you are paying for the property. 

Triple check this before making a decision on who to list your asset with.It is worth a conversation with conventional brokerages to compare services...

The conversations are better as you're only talking with interested and engaged folks.On the flip side, it can be a cash grab, if the sponsor is lazy or the meetup has not gained traction in the local market.
