I estimate I'll get about $60k for the lot - it's a half acre in a nice, dense residential area.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

I have not put any in my units but strongly considering it for a 2 family I have but did add 4 two bedroom apartments to an apartment building recently ( space was commercial) and the hvac contractor installed 3 units per apartment ( 1 in living space and 1 in each bedroom) the construction went through the winter and those units kept the apartments nice and warm.

If you want a little more equity you should try and find a knowledgeable broker who isint just going to stick you with a “nice house” but a good rental property.

Not even too sure that they'd be willing to send out the different bills, feel like regardless of RUBS or Submeter, I'm going to need to be the one to charge for utilities.

We expect to spend 3-5 years out of state for the job, and then return back to the Bay Area.We've owned the home for 4 years and it has appreciated a nice amount.
