I am trying to figure out a better way to determine rental rates on a property when i am running numbers, lately i had been using rentometer and it would lockup after 10 tries, but someone mentioned if you went into incognito mode on chrome that it wouldn't know who you were and allow you to run 10 more, exit out of browser, go back into incognito mode again and get 10 more.. wash and repeat..Well.... as of a few days ago, this little trick stop working for some reason, so i have been trying to figure out a better way to judge these prices..

And again even if no representation contract is shared, there is implied agency and you can't just try to trick them into a lower price or not tell them what options they have (like putting $Y in themselves to make $Z).

And it CAN be oiled, JUST oil, no clear coat, sealant coat, none of that that's why I use Ipe Oil ( a little trick).

I completely agree in what you mentioned, if my plan was to jump into being a real estate agent full time, I by all means would be looking to join a standard full service brokerage for purposes of learning and obtaining leads.Think of it as price you will be paying to learn the tricks of the trade.
