I don't think you will be getting quite as much foot traffic as you may think.  

Location - Factors such as crime, area amenities, schools, access to transit, etc define the location.Wants - For example, to attract our target tenant pool the property almost always needs tile or LVP floorings in high traffic areas.

Of course Ski season you need to make sure you increase those prices because of the influx of traffic.

I visited the open house all three days (Fri, Sat, & Sun), building rapport with listing agent and checking out the foot traffic (competition).

Have a conversation and explain you found a better location that offers a higher traffic. 

These are typically ground floor retail condos in a high traffic area in a neighborhood district.  

The worst thing is people scheduling a showing and then not showing up, or asking if it's available and then never responding...but I bet you'll get some decent traffic listing it there. 

This varies from city to city, with multi-family it may require environmental and traffic studies.
