Appreciation is a gamble whereas cash flow helps with later financing (improving your income numbers) and is more of a guarantee even if there's really no such thing.

I made a decision based upon my own knowledge.In fact, I'm still thrilled with my decision...I'm living in the home I wanted, my payments haven't gone up (and never will), and worst-case I have to stay here for a while before I have enough equity to sell without bringing money to the table.I knew that was a potential scenario when I purchased my house, and now I'm happy to live with it, without blaming anyone else...
