I would have her sign an addendum stating you are letting her out of her lease however she is responsible for rent until you find a viable replacement.

It's my understanding that tenant A is responsible for payment if tenant B does not pay and that gives you more leverage to collect if necessary.

Be advised if the lease option individual stops paying you are still responsible for the debt. 

They survey thousands of units in the market and give you the averages of all of the income and all of the expenses. 

After not getting any responses from the 3rd to the 8th i put up a 10 day notice to pay or quit.

I then swapped over to contracting with an emphasis on disaster response (fire/water/mold/smoke/storm) and general contracting, both commercial and residential.
