If you do not have a property lined up already, it may make more sense to go with A HELOC.

The results have been much better than when I was doing it myself.

If you have an accepted contract, the only thing I would really worry about is copies of all leases.If you are still underwriting and thinking of offering, the price is going to be more dictated based on your own knowledge and idea of what you can do with the property, versus what the seller financials state. 

Plus we have multiple clients doing it.

There are some lenders who will do a 10% down payment up to 4 units and you do not have to live in them.

Im not sure exactly what to do but here is what I do: First I know my market really well which I think is the biggest factor in helping investors.

The number one question you should ask is do they invest themselves?

If so, how would I do that?
