There are plenty of things in place that make no sense.Just be glad the funds can be gifted and they are not required to be "seasoned" in your account.If you want the property you have to play by their game.

So in essence I as an investor may lose the money I put into buying the 2nd and all accompanied legal fees, but the owner lost the home.This would seem to be the case but I may be mistaken.Would appreciate some clarification from more seasoned investors.Thanks!

So they will give new wholesalers a big credibility barrier since any seasoned rehabber or landlord will have encountered tons of these guys.If you work at it and find really good deals you will be the most popular person at any REI event you go to.

Keep an open mind on surrounding areas, Round Rock, Kyle, Buda, Bastrop, etc.And as others have said, utilize some of the beginner resources on the site, they are great for newbies and seasoned investors alike!
