The class of property also plays a role though, if I was in C or less or did section 8 I would probably just stick with white or meet in the middle with black. 

Here is the kicker - as a full time role, my husband is an asset manager and has been for years. 

I suppose my understanding of a title companies role is lacking as I would think they would burden some of the responsibility or it should have been included in the original purchase documents.

This is a great learning exercise for any long distance investor.

It needs to address everything business related including roles and responsibilities, filing taxes, legal and liability issues, adding new partners, cashing-out partners, and more.  

As a passive investor, your main role is to vet the property and the deal and make sure that the business plan makes sense.

If you are looking to find large multifamily deals to buy and you are a broker that doesn't specialize in MF, then play the role as a Principle and not a broker.
