Her being uncooperative is big trouble and she needs to understand you are serious.

I think your recourse is a timely termination of the contract based on the buyer's failure to produce the deposit.

It's been on the market a long time and is unique, thus she's having trouble selling. 

But at the same time, I have realized when you trigger an address by filing something it usually sends up a flag to the local tax commissions or authorities for the address listed which will sometimes trigger more back and forth explanations where everyone is looking for their share of any income produced.  

Sometimes karate school wants best spot in the center for lowest rent and then you have trouble leasing the other spots or karate takes middle spot in a big chunk.Tons of karate schools shut down with covid because people did not want to train in person.

Hi All -I currently own 4 long term income producing single family properties.

I just turned 20y/o and I'm having trouble finding a bank to loan me $1m to buy Land and another $1m to build 7 units.

We had a portfolio of single families and could never get over a unit being empty; i.e. an asset not producing.

Playing with a multi-million dollar wholesale deal as an unlicensed, inexperienced wholesaler is asking for trouble.

If so I would like to pursue it and try to find a few deals but im really not trying to get myself into legal trouble.
